Q3 2026 Managers Meeting! Teamwork makes the dream work 😎

05/19/2026

Most people think every “missed trash complaint” is exactly what it sounds like… but in valet trash, perception and reality are not always the same thing.

One of the biggest mistakes I see property teams make is validating complaints before verifying the facts.

Just because a resident sees trash outside another door does NOT automatically mean service was missed.

That trash could’ve been:
• Set out after the floor was already serviced
• In violation of guidelines
• Or placed outside moments after the porter completed the route

Here’s the reality:
Good operations are built on facts — not assumptions.

In this video, I break down:
✅ Why “my neighbor’s trash was missed” complaints are often misleading
✅ The operational damage false complaints can create
✅ The simple questions every office should ask before validating a complaint
✅ How to separate perception from verifiable facts

As operators, our responsibility is not to dismiss concerns — it’s to investigate properly and protect the integrity of the service.

If you’re in property management or valet trash operations, this is a conversation you need to hear.

Turn your volume up because I had to whisper on this one lol……

Working properties after hours isn’t ideal but at times it’s unavoidable in emergency situations. I can say in this industry it’s better late than never. In circumstances where you have to run properties after quiet hours you want to be as discreet as possible and here are a couple of ways to keep the noise level to a minimum. 🤫

Valet trash is so much more than just a resident amenity 🗑️♻️👀

We’re also the eyes and ears of the property after hours. While our team was out servicing tonight, they noticed a leak forming in a hallway ceiling and immediately notified emergency maintenance.

That quick call can mean the difference between a minor repair and major property damage.

This is what real teamwork looks like 🤝🏾
This is proactive service.
This is valet trash done the right way.

❄️ Winter weather hits valet trash hard.
Taking days off pushes schedules back, but safety will always come first.

Here are a few of the things we look at when assessing a property for potential safety hazards before green-lighting service 👇
