We’ve talked about this before.

Buying one house while selling another can feel scary.
There’s a lot going on at once.

And when you’ve got kids, school, work, pets, and a moving truck coming, even one small delay can turn into a big problem fast.

Nobody wants to end up sleeping at Grandma’s house… or stuck in a hotel for a week.

That’s why “maybe” is not a good plan when your family is moving.

You need clear steps.
You need someone who knows what can go wrong before it happens.

We help families move every day.
We’ve seen the surprises.
We’ve solved the problems.

So when moving day comes, your family can focus less on stress… and more on the next chapter waiting for you.

Buying a home.
Having a baby.
Planning a wedding.

Big moments, right?

Most people say having a baby is the most stressful.

But guess what comes next?
Buying a home.

And when you start…
everyone has advice.

Friends. Family. Even people who’ve done it once.

It can get loud.
And confusing.

You may start to wonder…
“What’s the right move for my family?”

It’s okay to ask for help.
But when it’s time to decide…
you want someone who does this every day.

Someone who has helped many families before you.
A trusted agent.
A good lender.

They help you stay calm.
Avoid mistakes.

And move forward with a clear plan.

Because this isn’t just a house.
It’s your next chapter.
And your family deserves to get it right.

Selling your home is not just putting a sign in the yard.

It’s a step-by-step process.

And when steps are missed… it can cost you time, money, and peace of mind.
First—paperwork matters.
If disclosures are not filled out the right way, buyers can pause… or walk away.
Second—title issues.
Old loans, unpaid bills, or errors in records can stop a closing fast.
And fixing them late? That can take weeks.
Third—home prep.
If repairs are skipped, problems show up during inspections.
Now the buyer asks for fixes… or more time… or money off.

And just like that, your timeline shifts.

Here’s the truth:
Most delays don’t come from doing things wrong…

They come from not doing things early enough.

For a growing family, timing matters.

Your next move depends on this one going smoothly.

So have a plan.
Follow the steps.
Do it right from the start.

Has your home been for sale for over 30 days?

Not many showings? Feeling unsure?
You are not alone.

So… what can you do next?

Some families think about renting their home.

That can work—but it’s a big choice.

Let’s ask 3 simple questions.
First… would your home be a good rental for another family?

Does it need fixing?
Do you have time and money for that?

Second… Do you want to be a landlord?
That means phone calls, repairs, and collecting rent.
Even at night.

Third… have you looked at the numbers?
Costs can go up.
Insurance, fees, and empty months all add up.

For some families, renting works great.
For others, it may not be the best fit.
The key is finding what works best for you and your family right now.

How long do those Easter dinner leftovers last at your house?

Want a free class in motivation?
Go to your gym tomorrow ..

And be sure to arrive 5 minutes after it opens.

When I walk in, it feels different.

No loud talking.

No hanging out.

Just quiet focus.

At 5 a.m., people are there for one reason—
to work.

They lift.
They push.

They finish what they came to do.

They check the box early.

They win the morning.

Before most people wake up…
they’re already ahead.

I used to run outside before 4 a.m.
Still do when I can.

But when it’s too cold or too windy…this is where I go.

And honestly?

This room beats any big seminar.

Because this is real.
5:05 a.m.
You walk into a world of pushups…
pullups…
and people who don’t quit.

No talking.
Just action.

Selling your home can feel hard… especially when it’s not getting offers.

You may see big real estate headlines, but they don’t always match what’s happening right in your neighborhood.

Waiting for the “perfect time” can sometimes mean missing a really good one.

Here’s the good news.
There are still more buyers than homes for sale.
That means the right home… priced right… and looking its best… can still get strong offers.

But just putting a sign in the yard and guessing the price?

That usually doesn’t work.
The homes that sell today have a plan.
They look great.
They are priced smart.
And they are shared with the right buyers.

So here’s the choice.
Do nothing and hope…

Or follow a simple, smart plan that has worked for other sellers.

At the end of the day, it’s about one thing…
How much money you walk away with.

Spring is here, and for many people it feels like a fresh start.

From the street, a home might look perfect.
But if you’re getting ready to sell, you know there’s usually a little elbow grease behind that shine.

Selling a home takes planning.

Sometimes it takes a little investment.
Along the way, you may need to make a few smart choices about repairs, updates, and presentation.

But for homeowners who stick with it, the rewards can be huge.

Your next home might mean more space, more comfort, and maybe even a neighborhood full of new friends.

Every payment you make is another step toward building equity and long-term security for you and your family.

Of course, every home comes with upkeep and a few costs along the way.

But the comfort, the stability, and the pride of homeownership?

That’s hard to beat.

So enjoy the ride.

Most people don’t sell many homes in their lifetime.

And while lifestyle improvements may require a few sacrifices, homeownership remains one of life’s real treasures. 🏡

One month into the New Year, I gave my resolutions an “OK” grade.

I wanted big, fast change.

Turns out, change feels more like walking uphill into the wind.

Here’s how I did.
Weight loss:
I’m down six pounds.
I hoped for ten.

Workouts:
I planned to add two more each week.
I struggled to add even one.

Eating after 6 p.m.:
I slipped once.
That's once a week.

Nighttime cereal still wins sometimes.

Getting up before 5 a.m.:
This one beat me.

I did it one time during the whole month.
And that was for an early client meeting.

Can you say… reality check?

So as I look in the mirror, at the start of a new month, I’m left asking, “who’s idea was this”?

If you happen to look over our shoulders at a home inspection,

Or a photo shoot, or even a walk through you’ll see us making notes.

Every time. Hand written notes.

But you may not be able to read them.

Our notes often are 1, 2, or 3 words.

And our notes are on legal pads, attached to clip boards.

Why?

Because details in real estate are made “in the margins”.

Often in the form of ‘key words’.

Example: filter (water filter) garage (garage door opener)
Or, just one more, keys … house keys.

Success … in the margins … don’t show me an ipad, or an apple watch,
Just a good old Bic pen (blue ink) white legal pad, attached to a clip board.

Old fashioned? Maybe. Effective? Very.
