The buyer qualified for a $10,000 grant (that does not need to ever be paid back) because of her great credit score!

I am a huge advocate for helping my clients explore *all* their options and giving good recommendations based on their exact home buying scenarios. Under contract! We won this house out of 8 other offers - while still keeping important contingencies to protect the buyers! We were able to save the buyers $10,000 off the purchase price and an extra $3,500 because of the home inspection contingency.

The buyers also qualified for a $10,000 grant (that does not need to ever be paid back) with NO private mortgage insurance - all while still only paying a 3% downpayment.

I am a huge advocate for helping my clients explore *all* their options and giving good recommendations based on their exact home buying scenarios.

✨Under contract in Woodbridge ✨ We were able to win this home out of 11 other offers, without being the highest in price! Terms can often times be just as important as price, which is why it’s really important to have a Realtor who can explain and educate you as to what each part of the contract means for you.

We were also still able to do a home inspection (though other offers opted to not have one). I always recommend a home inspection be done, especially for first time homebuyers, even if it’s for informational purposes only.

It’s also important to ask the age of big ticket items prior to the inspection - HVAC, roof, windows, water heater, and appliances. Most homes won’t have *all* these items updated, but it’s good to be aware and budget accordingly.

And that’s my spiel on home inspections 😁 If you have any questions regarding buying or selling a home don’t hesitate to reach out for a meeting to go over your options!

PS. I cannot emphasize how convenient the layout of this home is. 3 bedrooms upstairs, a kitchen, 2 baths. Basement has its own kitchen, 2 bedrooms, bathroom, and a private entrance. So excited for the buyers!

Happy closing day Maribel & Ivan! You two are truly such an inspiration. Your first home being a single family home in Fairfax County is not an easy accomplishment and you guys persisted and did it! Sometimes it’s take several, several showings to find the one but I’m so glad it was worth it in the end.

We were also able to get $10,000 in closing cost help, and locked in at a great interest rate without having to pay any points!

Interest rates are lower than they were months ago, and it is still a buyers market - this means we have the ability to negotiate important terms that benefit buyers including closing cost help.

Now is such a good time to get your foot in the door to your first home, especially as a first time buyer.

The biggest reason I hear from people when they explain why they haven’t bought yet is almost always they’re just not informed. I do free buyer consultations in person or through zoom to go over your options, the steps, costs. I’ve had buyers who don’t buy a year after that consultation, but the point is really to get educated and prepared 🏠♥️

Now that’s it’s official, official my best friend is a officially a homeowner! Her and I have always talked about our futures ever since we met 10+ years ago - whether it was about graduating college, careers, owning our homes.
