The Silver Group has sold a single tenant, Mavis Tires and Brakes in Mayodan North Carolina. The newly constructed store is adjacent to a 160,000 sf Walmart Superstore and shares the intersection with other national traffic generators such as Lowe's Home Improvement, Autozone, McDonald's and Taco Bell. This property was selected for its lease guarantor Mavis - a 70 year old independent tire dealer and service centers with 2,000+ locations as well as a twenty year, passive lease. Barry Silver represented the buyer, a long time client of The Silver Group, who was completing an exchange.

The Silver Group recently sold the ground lease under a single tenant Red Robin restaurant located in Rancho Mirage, CA. This property is in the Monterey Place shopping center and across from Costco, Walmart & Sam's Club. Red Robin had less than two years of remaining lease term. For estate planning purposes, ownership opted to sell and reinvest their equity into another safe, long term passive property rather than hold through the lease expiration. We originally sold this property in 2009. This sale equated to a mid 5 cap rate and sold for nearly a half million more than the original acquisition price. Barry Silver was the only broker involved in this transaction.

Barry Silver represented a long time client of The Silver Group with the purchase of a corporate Arby's QSR located 30 minutes south of Minneapolis. Arby's has approximately fifteen years of lease term followed by several options to renew. The site is across the street from a Target Superstore and Cub Foods Supermarket. In addition there are two colleges nearby. The all cash purchase represented close to a 6% initial yield.
